With more than twelve years in the field of Residential Design Tim Swan is very knowledgeable in the norms of today's housing industry.  Swan Design Inc. is available to you to discuss your particular needs. Whether it be a new custom home, an addition or renovation to an existing home, Swan Design Inc. will be able to give you sound advice with regard to good design practices and how to incorporate them into your current project.

Conceptual Designs / Preliminary Layouts:

From your written ideas, sketches and/or verbally communicated conversations, your abstract ideas will be transformed into a drawn "Conceptual Design" for your review and comments. Once the concept drawing is approved, a "Preliminary Layout" of the floor plan and exterior elevation will be prepared for your study. The drawing is to a scale of 1/4"=1'-0".  This makes it easy to plan furniture arrangements in rooms.  In addition, use of the scale will enable you to obtain fairly accurate preliminary cost figures from you're chosen building contractor.

Construction Documents:

Once the "Preliminary Drawings" are approved, the "Construction Document" process will begin. With state of the art computer-aided drafting, Swan Design Inc. will create all the necessary drawings needed for you to obtain your building permits. Most complete sets of house plans consist of the following:

1. One set of prints on 24x36 sheets.
2. Foundation plan (s)
3. Floor framing plan (s)
4. Floor plan (s)
5. Exterior elevations
6. Roof framing plan (s)
7. Wall sections and construction details
8. Interior elevations
9. Electrical plan (s)
All plans will be structurally engineered by a "licensed structural engineer".
